Villas at Magens Bay HOA covenants state…
(h) No pets or other nonhuman animals shall be raised, bred or kept in any Unit or in the Common elements unless a Unit Owner obtains the prior written consent of the Association. The Executive Board of the Association upon written application is authorized but not required to allow or approve domesticated pets or other nonhuman animals as pets of an owner, and may specify the maximum number, kind, and weight of each pet in writing which may be permitted or allowed. Once permission is given, each approval may be withdrawn by the Executive Board if the pet or pets are creating a nuisance, interfere with the quiet repose of adjoining unit owners and neighbors, are creating a safety or health concern, or are otherwise in violation of rules and regulations or similar concerns.
Pet Policy & Rules
Villas at Magens Bay I and III have hired Crystal Coast Management Compnay NC to handle the property management for the Villas I and III as of January 2016. A new pet policy has been established and should be available soon.

Pets must be accompanied by their owner when they are outdoors.

Pets are not permitted to wander freely without an owner (dogs or cats).

Pets may not be left out on a leash or line unattended
-
Pet waste must be picked up at the time it is dropped.

Unpoliced pest waste is a health concern and is a violation of HOA rules and cause for removal of pet.

Pet waste may not be left on the ground in any area of the Villas or Village at Magens Bay or parking areas

Any tenant who is a pet owner and is reported to be leaving waste unpoliced will be fined and may be asked to remove their pet (usually within 24 hours) under the rules and regulations of the HOA covenants

Any complaints about a pet barking for long periods or otherwise being a nuisance may result in the owner being asked to remove their pet under the NC Residential Rental Agreement terms and the HOA covenants

Be kind to your pets. If you must work long hours hire a sitter or dog walker to come by regularly.

Visiting pets are not permitted for tenants. Dog sitting is NOT permitted for tenants.

Owners ONLY may have a visiting pet.

All Owners with visiting pets must comply with the rules and must also register with the pet with the HOA

ALL PETS MUST REGISTER WITH THE HOA IMMEDIATELY

TENANT MUST APPLY TO HAVE A PET
Any TENANT wishing to have a pet at the Villas of Magens Bay must first have permission from the Owner and the Owner must have permission from the HOA and then tenant must pay:

Landlord pet fee is set by the landlord to the tenant and collected by the landlord or the landlord’s agent

Registration – all approved pets (cats, dogs, birds, reptiles, etc) must register (see online registration below)

ANY TENANT WHO HAS A LEASE THAT HAS BEEN ISSUED OR RENEWED ON OR BEFORE APRIL OF 2014 HAS BEEN HEREBY SERVED NOTICE VIA THIS PAGE THEY ARE SUBJECT TO THE PET RULES.
These are the only fees unless you violate the pet rules below
Any OWNER wishing to have a pet at the Villas at Magens Bay must:
